Our services offered include all aspects of residential design documentation and guidance for new single dwellings (single to multi storey), duplex and strata developments, multi dwellings, renovations and extensions.
To help get things started we offer a free no obligation consultation on site or in our office to discuss your requirements and the goals you hope to achieve. If you are happy to engage our services after our initial consultation, we will prepare and provide you with a quote with all the required design and documentation for your job.
This will include a design concept stage, planning drawing submission stage and finally the building license stage. Depending on what is required we will do a separate quote for each stage and it is your decision to use our services for all of these stages or only some of these stages.
DESIGN CONCEPT STAGE.
After completing a detailed brief, site visit and receiving a Site contour survey (to understand site levels, orientation, views and potential site related costs) and Council consultation (to comply and understand all policy requirements) the concept work can begin.
Concept designs begin with a basic floor plan sketch and develops into a full set of concept drawings which include presentation floor plans, elevations, 3D coloured render perspectives and preliminary site plans. This process will include client meetings to present drawings and discuss changes including experiencing your job come to life in a 3D model format. Changes and meetings will occur as many times as required until you are completely happy and satisfied with the concept design.
We will also be liaising with construction and estimating contacts to make sure the design is going to work for your budget and build-ability.
PLANNING DRAWING STAGE.
The completed design concept is then formatted and prepared for council submission to obtain planning approval. During this stage builders and interior designers will be discussed either as recommendations from myself or your own contacts and recommendations. It is important to have a detailed construction quote from a builder and to have a chosen specification that you require for all fixtures and fittings and material selection While your plans are in council awaiting approval. Minor changes may be required to suit the specification, selections and budget.
BUILDING LICENSE STAGE.
You will now have planning approval from the council. The next stage will be detailed construction drawings and all the required documentation to submit to council for a building license. This documentation includes Engineering drawings, geotech soil and dilapidation reports (if required), 6 star energy assessments. Depending on what was agreed on with our initial quote will depend on whether myself or your chosen builder will be responsible to complete this documentation.
The building license submission documentation and fees to council will be the responsibility of your chosen builder.
There will be plenty of opportunities to discuss all of these processes in more detail during the initial meeting and during each stage.
